Home Staging Consultation

Also known as a walk-and-talk, we start outside your house and do a thorough walk-through and evaluation of your home, from curb appeal to broom closet. I say “we” because we’re working as a team on this. You know your house; I know staging. I sometimes have to play the bad guy on this walk! You have emotional ties to rooms, colors, artwork, but my job is to sell your house to someone other than you — to separate you from the competition. You’re going to create wonderful memories in your new home, so you hire me to get this one sold quickly and get you on your way.

On the walk-and-talk, we cover all potential projects, from larger jobs like sidewalk repair and shutter painting, to rearranging tasks like moving furniture and clearing photos, to homey details like adding a welcome mat. Afterward, you deicide which ones you want to tackle on your own, if you want to hire some out, and which you’ll skip until you see how things go.

Once you’re ready for your first open house, you can stage based on our discussions or you can hire me to do the staging for you.

Consultations include:

  1. A one-half to two hour walk-through of your house and yard
    You take notes as we talk through and discuss updates, changes, and possibilities. When I leave, you have that to get yourself started.
  2. Your Plan Binder
    I’ll email you a binder with my notes from the walk-through, including color choices for you, general staging tips, and some practical extras like packing and moving tips.
